The MBA now projects total origination volume closer to $2.1 trillion in 2026, led by purchase activity, with the market expected to build toward $2.2 trillion in the years that follow. It is a steady, purchase-driven outlook, and her advice is to plan around it rather than wait for a dramatic swing in rates.

Where the Opportunity Is Hiding

One of the biggest takeaways from the conversation is the enormous, and often overlooked, opportunity in home equity.

With roughly $34 trillion in home equity currently on the table, Marina points to equity extraction, HELOCs, and home equity lending as real avenues for growth, even if they are not always the easiest loans to close. She also highlights the rising importance of non-agency products as the economy shifts toward gig work and single-owner businesses. Understanding those borrowers, and the products that serve them, will only become more valuable in the years ahead.
