Many buyers have the income and credit to buy a home but not the cash to close. Others have the savings and would rather keep them. Kind Conventional DPA helps with upfront costs, so buyers can get the keys and keep a cushion.

What Is Kind Conventional DPA?

Kind Conventional DPA pairs a 30-year fixed conventional mortgage with a second loan of up to 4% of the purchase price or appraised value, whichever is lower. Use it for your down payment, closing costs, or both.

Why Buyers Like It

  • Not just for first-timers. Repeat and move-up buyers can apply.
  • Only borrowers count. Income limits are based on the people on the loan, not your whole household.
  • Your savings stay put. Keep cash for emergencies, moving costs, or early projects.
  • Many home styles qualify. Single-family homes, townhomes, condos, and planned communities are eligible.

What You'll Need

  • A credit score of 660 or higher
  • A one-unit primary residence purchase, moved into within 60 days of closing
  • A homebuyer education course, completed by all borrowers before closing
  • Income within the limit for your area
  • Debt-to-income within program guidelines

How the Second Loan Works

The assistance is a second loan, not a grant, and it isn't forgiven. It has the same interest rate as your first mortgage and a monthly interest-only payment that counts toward qualifying. It's repaid when you sell, refinance, pay off your first mortgage, or transfer the home.
