Opening Doors for Homeowners

For over 20 years, the Golden State Financial Authority (GSFA) has been making more dreams come true than American Idol and The Bachelor combined.  More than 80,000 low-to-moderate income homebuyers have found down payment assistance and/or closing cost assistance through GSFA, equating to up to 7% of the First Mortgage Loan amount.  For example, 7% of a $300,000 Mortgage Loan equates to $21,000.  Eligible borrowers can utilize the Down Payment Assistance (DPA) program to purchase a home with little-to-no down payment and speed up their journey to home sweet home.  

Qualifying for Kind Lending’s Newest Program

Ready to go from renter to radical neighbor?  The program is offered for owner-occupied residences with no first-time homebuyer requirements.  Hello, flexibility!

Program highlights include:

  • Financial assistance up to 7% to be used for down payment and/or closing costs
  • Homebuyer does not need to be a first-time homebuyer to be eligible
  • Available for FICOs down to 620; perfect credit isn’t a requirement
  • Available with a variety of Kind loan types (FHA, VA, USDA, Conventional)

Curious how this works?  The DPA is available to homebuyers as a Deferred DPA Second Mortgage combined with a DPA gift, for totals up to 7%.  We’re proud to offer this with a 30-year term and a zero percent note rate.  This Kind solution accrues no interest and requires no monthly payments, but does have a repayment requirement.  The second mortgage is due and payable upon the home’s sale or refinance, or when the first mortgage loan is paid off.  Another golden detail: The amount of DPA provided as a gift does not have to be repaid.
