NC Home Advantage Mortgage™: Up to 3% Down Payment Assistance

Receive down payment help up to 3% of your loan amount. Available for both first-time and move-up buyers, compatible with FHA and conventional loans.

Who qualifies: First-time and move-up buyers with 640+ credit score and income up to $140,000.

How Loan Forgiveness Works

Both programs offer 0% interest deferred second mortgages with no monthly payments. The loan forgives 20% per year starting in year 11, with complete forgiveness by year 15. You only repay if you sell, refinance, or transfer before then.

Eligible Properties

Single-family homes, townhouses, condominiums, duplexes, and new manufactured homes are all eligible. Must be your primary residence within 60 days of closing.
